What Roof Rejoov actually is (and isn't)
Roof Rejoov is a bio-based rejuvenation treatment — essentially a soy methyl ester (SME) formulation — that penetrates the asphalt mat and replaces some of the volatile oils that UV radiation cooks out over time. When asphalt shingles age in Texas sun, they lose flexibility because the lighter oil fractions evaporate. That's why an 8-year-old shingle in Cinco Ranch can feel stiff and brittle compared to the day it was installed. The rejuvenation treatment restores some of that flexibility, which in turn improves granule adhesion and water shedding.
It is not a coating, a paint, a sealer, or a spray-on rubber roof. Those products exist and most don't work long-term on asphalt shingles — they trap moisture or peel. Roof Rejoov soaks into the shingle chemistry, which is why it's different.
It's also not a miracle. It cannot fix a shingle whose mat is torn, punctured, or structurally failed. It cannot stop a leak caused by flashing failure. It cannot undo hail damage. And it cannot save a roof that's simply reached end-of-life.
When Rejoov is the right call
Rejuvenation makes sense on a specific profile of roof. Here's the honest checklist:
- Age: Roof is 6-15 years old
- Condition: Shingles are drying out, slightly brittle, losing granules, but not curling or cracking yet
- Leaks: No active leaks, no known flashing issues
- Integrity: Shingles are fully sealed, no missing or lifted tabs
- No storm damage: No unrepaired hail or wind damage
- You plan to stay or sell in 5-7 years: The extra life window matches your ownership horizon
On this profile of roof, Rejoov delivers real value. It's typically 15-25% of replacement cost and buys you 5 years of additional service life. If your roof is 10 years old and would otherwise need replacing at year 22, rejuvenation can push replacement to year 27 for a fraction of the cost — effectively letting you time the replacement with a better financial moment or a hail event that triggers insurance coverage.
When Rejoov is the wrong call (and replacement is honest)
We turn people down for Rejoov regularly. If we inspect your roof and see any of the following, rejuvenation is not the right product:
- Roof is 18+ years old (past the useful-life window where rejuvenation pays off)
- Active leaks in any location
- Curling, cupping, or cracking shingles (once asphalt curls, oil replacement won't flatten it back out)
- Missing or wind-damaged shingles
- Exposed fiberglass mat from hail or granule loss
- Failed flashing, chimney crickets, or valleys
- Significant moss or algae growth that has pitted the shingles
- Soft spots in the decking indicating underlying rot
- You're already planning to sell in under 12 months (the investment doesn't recoup)
If a contractor pushes rejuvenation on a roof with these indicators, they're selling product, not solutions. A real contractor will tell you straight up: "This roof is past what rejuvenation can save. You need a replacement." We'd rather give that answer and keep our name clean than collect a Rejoov check on a roof that leaks next spring.
Cost comparison on a real Katy home
| Scenario (2,200 sq ft Katy home) | Cost | Lifespan Added | Cost per Year Added |
|---|---|---|---|
| Roof Rejoov (10-year-old roof, good condition) | $1,800 - $3,500 | ~5 years | $360 - $700 |
| Full architectural shingle replacement | $13,000 - $18,000 | 25 years | $520 - $720 |
| Full replacement with Class 4 impact shingles | $16,000 - $22,000 | 25-30 years | $530 - $800 |
On paper, the cost-per-year-of-life is roughly comparable between Rejoov and full replacement. The difference is the upfront hit. Rejuvenation lets you spend $2,500 now instead of $15,000, which matters if you're not ready to drop five figures or if you're waiting for a hail event that might trigger an insurance replacement.
The decision tree we actually use on inspections
Here's how we walk Katy homeowners through the decision in real inspections.
Step 1: How old is the roof?
Under 6 years: too young, rejuvenation is overkill. 6-15 years: rejuvenation is on the table. 15-18 years: gray zone, depends heavily on condition. 18+ years: replacement only.
Step 2: Are there any active or recent problems?
Any current leak, any missing shingles, any flashing failure, any hail damage — rejuvenation is off the table until those are addressed. Sometimes we repair the flashing and then rejuvenate the field shingles. Sometimes the repair cost plus rejuvenation is close enough to replacement that replacement is the smarter play.
Step 3: Are the shingles still flexible?
We do a lift test on a few tabs in low-visibility spots. If the tab flexes up without cracking and the sealant is intact, rejuvenation has something to work with. If the shingle cracks at the first flex, the asphalt is gone and rejuvenation can't bring it back.
Step 4: How long are you staying?
Rejuvenation is a 5-year solution. If you're planning to sell in 1-2 years, a fresh roof is a bigger selling point than a rejuvenated one. If you're staying 5-10 years and don't want to drop full replacement cost yet, rejuvenation is often the smart move.
Step 5: Insurance timing
If you're in a hail-prone Katy neighborhood and your roof is 10-13 years old, rejuvenation can buy you enough time to reach a potential hail event that funds a new roof via insurance. We're not saying to wait for a hail event — we're saying rejuvenation can bridge the gap when replacement isn't financially urgent yet.
What a Rejoov application actually looks like
On application day, we sweep debris off the roof, confirm weather is dry for 24+ hours, and spray-apply the bio-based rejuvenation formula uniformly across all shingle surfaces. The product soaks into the shingle mat over the following hours. It's non-toxic, low-odor, and your family and pets do not need to leave the house. A typical Katy home takes 2-4 hours. The warranty is typically 5 years against premature failure of the treated shingles.
FAQ
How long does roof rejuvenation last?
Roof Rejoov adds approximately 5 years of usable shingle life on a properly-qualified roof. The treatment can be reapplied once at the 5-year mark on some roofs to extend further, though by that point replacement is usually more cost-effective. Results depend on shingle condition at application, ventilation, and weather exposure.
Is Roof Rejoov safe for pets and plants?
Yes. The soy methyl ester base is bio-based and rated for use around landscaping and pets. We still recommend covering delicate plants immediately adjacent to the drip line as a precaution, and we rinse any overspray after application.
Does rejuvenation void my shingle manufacturer warranty?
Most major manufacturers (GAF, CertainTeed, IKO) permit bio-based rejuvenation products without voiding the limited lifetime warranty, though we always recommend verifying with your specific warranty terms or asking us to confirm before application. Rejuvenation applies its own 5-year warranty on top of the remaining manufacturer coverage.
Can I rejuvenate a roof with a small leak?
Not until the leak is fixed. Rejuvenation is a shingle treatment, not a leak sealant. We'll identify and repair any active leaks first — usually a flashing or boot issue — and then rejuvenate the field shingles if they qualify. If the leak is in the field of the shingles themselves, that's a sign the roof is past rejuvenation and needs replacement.
How do I know if my roof is a good candidate?
Call us for a free inspection. We'll walk the roof, check age, pull a tab or two to check flexibility, look at flashings and penetrations, and give you an honest answer. If rejuvenation is the right call, we'll quote it. If it's not, we'll tell you — even if that means you don't buy from us today.
Not sure which route is right for your roof? Jerry Pilley will give you an honest, no-pressure assessment. We offer both Roof Rejoov and full replacements, and we'll recommend whichever actually fits your roof's condition and your timeline — not whichever pays us more.
